Labor Day is usually a turning point for the real estate market.

Summer vacations end. Kids are back in school. People settle back into routines.

And for about 10-12 weeks between Labor Day and Thanksgiving, we typically get one more active stretch of the market before things slow down for the holidays.

That naturally brings up one of the questions I hear all the time:

Is now a good time to buy or sell?

The answer nobody likes is also the most accurate one:

It depends.

There is no one-size-fits-all answer.

If you're selling, fall can be a very good window.

There are often fewer homes competing for attention than during the spring market, while serious buyers are still trying to make a move before the end of the year.

That can create a good opportunity for a well-prepared and well-priced home.

If you're buying, things can also look different after Labor Day.

You may face less competition than you did during the spring, but inventory and affordability still matter.

The right move depends on what you're looking for, what your monthly payment would be, how much cash you have available, whether you already own a home and what you're ultimately trying to accomplish.

And sometimes the best advice is to do nothing yet.

That's the part of real estate advice that tends to get lost.

There are plenty of generic messages out there telling people that now is always a great time to buy or sell.

But your finances, current home, equity, monthly payment, timeline and long-term goals matter far more than the season or the latest headline.

For some people, the next 10-12 weeks will be a very good opportunity to make a move.

For others, the smarter decision may be to prepare now and target early 2027.

The important part is having a plan that fits your situation.
